A riverfront housing project that redefines a former industrial site into a layered, climate-responsive living environment.
Set along the banks of the Hooghly River, overlooking the historic Ravindra Setu and Howrah Bridge, Primarc Aadvika is a housing project deeply rooted in its geographic and cultural context. Developed on land formerly occupied by an industrial jute mill, the site presented a rare opportunity to reinterpret urban housing as a layered living environment shaped by its unique context, climate, and expansive river-facing views.
From the outset, the planning prioritised openness. Sun paths, prevailing wind directions, and long vistas along the river guided the form, orientation, and placement of the three adjacent residential towers. The project consciously limits the number of apartment units per floor, enhancing privacy and offering expansive, generous floor areas. The design optimises the ‘Floor Area Ratio’ by introducing semi-open terraces.


The buildings are positioned centrally within the plot, releasing the site’s edges for a continuous landscaped buffer. This green perimeter improves ventilation, enhances daylight penetration, and establishes a seamless interface between the built form and its surroundings. Living areas are designed with openings on two sides, creating homes that are naturally porous and responsive to the riverine context while offering moments of pause and connection. Here, comfort is not treated as an added feature but as an inherent spatial quality.
The homes are designed with a restrained material palette and a clear spatial hierarchy, allowing the setting to take precedence. Emphasising refined, understated luxury, the design favours intuitive movement and longevity over visual excess. Together, these elements articulate a vision for balanced urban living—rooted in context, shaped by climate, and designed to offer calm, breathable homes within a rapidly densifying urban environment.
